We grade building pads, driveways, yards, and whole lots across Whidbey Island, Island County and north into Skagit County — cutting, filling, shaping, and compacting so the ground is level where it needs to be level and sloped where it needs to shed water.
Grade is drainage. Get it wrong by an inch over the wrong twenty feet and you have water against a foundation for the next thirty winters. We shoot the grade, move the dirt, and confirm the water goes where we said it would. It pairs naturally with land clearing and drainage work.

Much of this island sits on dense glacial till — the compacted ground people around here call hardpan — often with rock and outwash mixed through it. Water does not soak through it the way people expect. It perches, runs sideways, and finds the lowest thing it can get into, which is frequently somebody's crawlspace.
That changes how you grade. You cannot just assume a lawn will absorb the runoff. We shape positive drainage away from structures, cut swales where the water actually wants to go, and tie into a real drainage system when the ground will not take it.
A building pad is only as good as the compaction under it. We strip the organics, bring the subgrade up in lifts with material that will actually compact, and compact each lift rather than dumping fill and hoping. Settlement shows up years later as cracks, and it is not cheap to fix.
Because Jeff builds houses, he grades like someone who will have to pour a foundation on it. We hand the site over with the pad at the right elevation and the water headed away from it.
